BC Deposit Lifecycle Checklist

1. Security deposit: no more than half of the first month's rent.
2. Pet damage deposit: no more than half of the first month's rent, however many pets.Both together cannot be more than one month's rent. None for a guide or service dog.
3. No pet fees beyond the pet damage deposit.
4. Record the rent in the original agreement.The cap stays tied to it; you cannot top up the deposit after a rent increase.
5. Offer the tenant at least two inspection opportunities.If the first is missed, give written notice of the final opportunity (the RTB uses Form RTB-22).
