- One agreement or several?One agreement makes everyone jointly responsible; separate agreements give each person their own tenancy, deposit and notice.
- Check the RTA applies.No shared kitchen or bathroom with the owner (RTA s.4(c)).
- Match receipts and deposits to the structure.Separate receipts and deposits suggest separate tenancies (Guideline 13, section I).
- Name every adult tenant with correct legal names.RTA s.13(2)(b).
- Add any occupant limit or consent clause in clear words.Not a standard term; must be clear and not unconscionable (RTA s.6(3)).
