  1. A notice given under a section the Act lists, with its effective date reached.
  2. A written agreement to end it, ideally on Form RTB-8. A text message is not a legal way to do it.
  3. A fixed term ending with a valid vacate clause, initialled by both parties.Without one, the tenancy rolls to month to month.
  4. The tenant vacated or abandoned the unit.
  5. The agreement was frustrated, for example a fire or flood made the unit uninhabitable.
