- Ask the strata manager for the current bylaws and rules.Stratas amend bylaws; ask at every turnover.
- Check for a 55-plus age bylaw.It limits who may live in the unit, owner or tenant, with exemptions (ss.123.1, 123.2).
- Check the short-term rental and move-in bylaws.A strata may limit or ban short-term rentals by a 3/4 vote, with fines up to $1,000, as often as daily.
- Decline any strata "rental application" or tenant approval.Since November 24, 2022 the strata must not screen, approve or restrict tenants (s.141).
- Give the prospective tenant the current bylaws and rules.Section 146.
