What's Inside
The first 5 of 19 steps
- A clause that signs away your rights has no effect.Section 5 says landlords and tenants cannot contract out of the Act, even in a lease you signed.
- No entry without proper notice or your permission.Written notice 24 hours to 30 days before, with a reasonable purpose, date and time between 8 a.m. and 9 p.m. Other routes are your permission, an RTB order, an abandoned unit or an emergency. You may be present.
- No guest fees and no rationing of guests. The Regulation bans guest fees. The RTB calls limits such as 14 overnight stays a year unreasonable.
- No lock changes on you.Section 31: only if you agree and get new keys. Locking you out is illegal.
- No seizing your belongings or removing you.Section 26 bars seizing your property except under a court order or for an abandoned unit. After a tenancy ends, the landlord needs a Supreme Court writ of possession to take a unit you still occupy (section 57).
