1. Confirm the ground is listed in section 47(1).
2. Repeatedly late rent: at least three late payments, and act promptly.Waiting too long can be treated as a waiver.
3. Material term: a written warning with a reasonable deadline first.Say there is a problem, that it breaches a material term, the deadline, and that you will serve a notice.
4. Page 1: names, unit address, effective date, your signature and date.
5. Page 2: tick every reason and complete "Details of Cause(s)".An arbitrator may cancel the notice if details are not provided.
