Your First 30 Days as an Accidental Landlord: The Ontario Checklist

You didn't choose this. A parent died, or a move happened, and now there's a tenancy with your name on it. This checklist walks you through the first thirty days — what transferred to you, what you must not touch, and the one mistake that makes you personally liable.

What's Inside

All 5 steps

  1. Get the lease — the document, not a summary. You are bound by terms you never wrote.
  2. Find the last month's rent deposit you never took, and now owe back.
  3. Get a date-of-death appraisal. Your entire tax position rests on that one number.
  4. Do not distribute anything before the clearance certificate — subsection 159(2) makes you personally liable.
  5. Before you serve any notice: open e-Laws and read the commencement footnote.
