Notice to End Tenancy Early for Non-payment of Rent. For an N4 given on or after 21 Sep 2026, the termination date must be at least the 7th day after the notice is given, for every tenancy (RTA s.59(1)); before that day a monthly or yearly tenancy needed 14 days.

Service method matters: Personal delivery counts from the day served. Mail adds 5 days to the notice period, and a couriered notice counts from the next day that is not a holiday (RTA s.191). The dates above include this.
Weekends and holidays: Apart from the courier rule above, the dates shown are not moved for weekends or holidays. Check the LTB's instructions for the form if a date falls on one.
Bill 60: for an N4 given on or after 21 Sep 2026, the termination date must be no earlier than the 7th day after the notice is given, for every tenancy (RTA s.59(1)). An N4 given before that date needed 14 days for a monthly or yearly tenancy. A mailed or couriered N4 is given on the day RTA s.191 deems it served, not the day it is sent.
