standard-lease
Standard Lease
Ontario's Standard Lease (Form 2229E), published by the Government of Ontario and required for most residential tenancies. Fill it here; the blank form is at ontario.ca.
n4
N4 (Non-Payment Notice)
Use this form when your tenant has not paid rent on time. For an N4 given on or after 21 Sep 2026, the tenant has at least 7 days to pay the rent owing or move out, whatever the rent period (Bill 60; more if you mail or courier the notice). If they don't pay or move, you can apply to the LTB to evict them.
n5
N5 (Interference/Damage Notice)
Use this form when your tenant is substantially interfering with others' reasonable enjoyment, has caused damage, or the unit is overcrowded. First N5 gives 20 days to correct the problem. If not corrected, you can apply to the LTB.
n6
N6 (Illegal Acts Notice)
Use this form when your tenant has committed illegal acts at the rental unit (including drug trafficking) or has misrepresented their income in rent-geared-to-income housing. Notice period varies: 10 days for drug-related activities, 20 days for other illegal acts (first notice).
n8
N8 (End of Term Notice)
Use this form for persistently late rent payments, no longer qualifying for subsidized housing, employment-based tenancy ending, agreement of purchase and sale termination, or rehabilitative/therapeutic care ending. Notice periods: 28 days (daily/weekly) or 60 days (monthly).
n7
N7 (Serious Problems Notice)
Use this form when your tenant has caused serious problems such as seriously impairing safety, using the unit for illegal purposes, or causing significant damage. The N7 requires only 10 days notice and has no voiding period.
n1
N1 (Rent Increase)
Use this form to notify your tenant of a rent increase. You must give at least 90 days notice before the increase takes effect. The increase cannot exceed the guideline amount unless the unit is exempt or you have LTB approval.
n2
N2 (Rent Increase - Exempt Unit)
Use this form to notify your tenant of a rent increase for a unit that is exempt from rent control (first occupied for residential purposes on or after November 15, 2018). You must give at least 90 days notice. There is no guideline cap on the increase amount.
n12
N12 (Landlord's Own Use)
Use this form to end a tenancy because the landlord or a purchaser of the property — or their spouse, a child or parent of either of them, or a caregiver for one of them — needs to move into the rental unit. You must give at least 60 days notice and pay the tenant one month's rent as compensation (or offer another rental unit acceptable to the tenant) by the termination date. A landlord's own-use notice served on or after 21 Sep 2026 (a mailed notice is served 5 days after mailing), with a termination date at least 120 days after it is served, owes no compensation (Bill 60, RTA s.48.1(2)); a purchaser's own-use notice still requires it.
n11
N11 (Mutual Agreement)
Use this form when both the landlord and tenant agree to end the tenancy. Both parties must sign this form for it to be valid. The tenancy can end on any date that both parties agree to.
n13
N13 (Demolition/Repairs/Conversion)
Use this form when the landlord needs the rental unit to be vacant for demolition, major repairs requiring vacant possession, or conversion to non-residential use. This notice requires 120 days notice and compensation.
l1
L1 (Eviction for Non-Payment)
Use this application after serving an N4 notice and the termination date has passed without the tenant paying. The L1 asks the LTB for an eviction order and/or an order to collect rent owed. Filing fee is $201, or $186 if you file through the Tribunals Ontario Portal.
l2
L2 (General Eviction Application)
Use this application after serving an N5, N6, N7, N12, or N13 notice and the termination date has passed. The L2 asks the LTB for an eviction order for reasons other than non-payment of rent. Filing fee is $201, or $186 if you file through the Tribunals Ontario Portal.
l3
L3 (Tenant Gave Notice/Agreed)
Use this application when the tenant gave you an N9 notice to end the tenancy OR when you and the tenant signed a written agreement (N11) to end the tenancy. Filing fee is $201. File within 30 days of the termination date.
l9
L9 (Collect Rent Only)
Use this application to collect rent owed by a current tenant WITHOUT seeking eviction. This form is for money collection only - the tenant can stay in the unit. Filing fee is $201. Maximum claim is $50,000. For former tenants, use L10 instead.
l10
L10 (Former Tenant Debt)
Use this application to collect money owed by a former tenant who moved out on or after September 1, 2021. You can claim rent arrears, NSF charges, utility charges, damage costs, and costs from substantial interference. Filing fee is $201. Maximum claim is $35,000. Must be filed within 1 year of move-out date.
