You can file with the LTB the day after the termination date

At least 7 days after the notice is given (monthly or yearly tenancy, RTA s.59). Shortened from 14 days by Bill 60 for notices given on or after 21 Sep 2026 (a mailed or couriered notice is given on the day RTA s.191 deems it served).

Bill 60: this change applies (notices given on or after 21 Sep 2026)

The earliest N4 termination date is the 7th day after the notice is given, for every tenancy (RTA s.59(1)). Before 21 Sep 2026 it was 14 days for a monthly or yearly tenancy.

Important Notes

Minimum 7 days notice required.

Serving by mail adds 5 days, and by courier the next non-holiday day (RTA s.191).
